The USDA guaranteed loan progream is administered by The U.S. Department of Agriculture and offers a variety of programs to help low to moderate-income individuals living in small towns or rural areas achieve homeownership.
The USDA Rural Housing Service (RHS) helps qualify applicants who cannot receive mortgage financing from other sources (conventional and/or government), RHS allows a borrower(s) to purchase modestly priced homes as their primary residence. USDA also provides a refinance option if the existing laon is a USDA mortgage.
RHS Loans are an attractive option for the following reasons:
Minimal closing cost
Financing allowed up to the MARKET VALUE (appraised value) of the home
Guarantee fee paid at closing eliminates any monthly mortgage insurance
Greater buying power than other programs with the same monthly payment
RHS loans can be used toward the purchase of a previously owned or a newly constructed property.
Qualifying is based upon household income, qualifying income, credit history and location of the property.
